Ardmore Roderick (AR) is seeking a Senior Construction Oversight Manager to join our Rail and Transit team. This position will report directly to the Rail and Transit Group Manager. Work location is a field assignment as a key person on the Program Management Consultant (PMC) team managing a major design-build project within Chicago and involves a combination of field office work and site visits. This position will serve as Ardmore Roderick’s lead representative for all construction oversight responsibilities of the PMC related to the assigned project and will supervise three Construction Oversight Managers (COMs). The Senior COM must understand and interpret the associated design-build contract including specifications, project drawings, shop drawings, processes, and procedures and be capable of reviewing and preparing responses to Contractor and/or third-party submittals and correspondence.
Experience directly relatable to large scale and complex design-build projects is beneficial.
POSITION FUNCTIONS, DUTIES, AND RESPONSIBILITIES:
· Oversight responsibility of the assigned Owner’s Representative (OR) team performing design and construction management services on the design-build project and will supervise assigned Construction Oversight Managers.
· Performs tasks related to all construction oversight activities on a design-build construction project. Monitors, evaluates, and resolves field construction problems, proposed changes, and claims with focus on maintaining the project schedule and budget.
· Ensures that OR staff (1) utilizes the client’s established file system and procedures, (2) logs and tracks submittals, RFIs, NCRs, and Field Engineer/Inspector incoming daily progress reports, (3) utilizes latest contractor submittals and confirms that field work is documented on as-built set of drawings, and (4) checks that project payment quantities are consistent with project progress.
· Observes and participates in various progress and coordination meetings facilitated by the OR with Contractor, Subcontractors, Designer of Record, and Client Representatives.
· Evaluates potential change orders and monitors the OR preparation of time and material changed work documentation and calculations.
· Performs contract specification and drawing research on proposed designs or alternative design submittals if required.
· Takes initiative to verify specified quality control tests and inspection records are submitted in a timely manner and corrective actions implemented, if necessary, by the contractor.
KNOWLEDGE, SKILLS, AND ABILITIES:
· The Senior Construction Oversight Manager is Safety and Quality minded.
· Knowledge of construction documentation and project filing systems.
· Proficiency in MS Office – Excel, word, some power point experience.
· Knowledge of computer software tools. (Preferably eBuilder, Bluebeam, Primavera, and some HCSS)
· Ability to work independently and with other PMC and OR field and office staff and takes initiative to ensure that tasks and required deliverables meet PMC deadlines.
· Ability to communicate with PMC and OR project team staff and others both orally and in writing.
· Candidates must be meticulous and organized.
MINIMUM QUALIFICATIONS:
A B.S. or B.A. degree in an appropriate construction‑related, technical, or engineering field is preferred. The candidates’ resume must include verifiable education, training, and experience appropriate for the project. A minimum of fifteen years of construction and engineering experience related to field management, inspection, testing, and documentation on significant construction projects is required.
